BAM Construction – Space House

Project Overview

CA Drillers were appointed by BAM Construction to deliver specialist concrete cutting, drilling, and structural modification works for the redevelopment of Space House, a landmark building in London. The project required a range of precision cutting and drilling techniques across multiple stages, both off-site and on-site, to support the structural modifications and building services installation.

With tight deadlines and complex structural requirements, CA Drillers demonstrated their expertise by delivering the works efficiently while maintaining high standards of safety and quality control.

Initial Off-Site Works

At the early stage of the project, CA Drillers carried out specialist cutting operations on 48 concrete T-units within PAYE’s yard. These heavy-duty structural components required precise and controlled cutting methods.

Each unit required:

  • A 3m x 450mm deep track saw cut

  • A 3m x 750mm deep track saw cut

  • A central stitch drilling operation to separate the 3m x 750mm x 450mm section

Once the cutting process was completed, the units were lifted and redistributed by the on-site crane. Due to project scheduling constraints, additional T-units were delivered to the yard, increasing productivity requirements. Despite these pressures, the CA Drillers team successfully completed the work within the required project timeframe.

On-Site Structural Works

Following the completion of the off-site operations, CA Drillers mobilised to the Space House site to undertake additional structural modifications.

One of the key tasks involved trimming back lift shaft slabs and carrying out concrete repair works. As these operations were performed within confined lift shaft areas, strict safety measures were implemented to protect operatives from falling debris and maintain a safe working environment.

To control debris during the breakout works, the lift shaft areas were lined with multiple layers of Corex protection boards, allowing for safer operations and more efficient debris management.

Concrete Repairs & Quality Assurance

All concrete repair works carried out within the lift shafts were carefully documented through quality assurance reports prepared by the CA Drillers site manager. These reports were reviewed and countersigned by BAM Construction’s management team, confirming that all repairs met the required project specifications.

Additional Site Works

As the project progressed, CA Drillers undertook a wide range of additional tasks across the Space House development site.

These included:

  • Floor preparation works across multiple areas of the building

  • Lowering slab levels to assist screed installation

  • Using Brokk robotic demolition machines to remove screed in the B2 level

  • Stitch drilling riser openings across every floor

  • Creating core holes and structural openings through slabs and walls for M&E services and ductwork installation

Throughout the project, the CA Drillers team remained flexible and responsive to the evolving requirements of the site team.

Health & Safety Management

To maintain the highest safety standards on site, CA Drillers’ Contracts Manager and Health & Safety Manager conducted weekly or bi-weekly site visits. These visits included:

  • Site safety briefings with operatives

  • Health and safety walkarounds

  • Monitoring of work processes and compliance with project safety requirements

These measures ensured that all works were completed safely while maintaining consistent quality standards.

Project Outcome

Through a combination of advanced equipment, skilled operatives, and strong site management, CA Drillers successfully delivered a broad range of structural cutting and drilling works on the Space House redevelopment project.

The team’s ability to adapt to evolving site requirements while maintaining strict safety and quality standards helped support the successful progress of this complex construction project.
