Tottenham Hotspur FC – Keltbray

Project Overview

CA Drillers were appointed by Keltbray to support the first phase of the demolition package as part of the enabling works for the construction of a new hotel development at the Tottenham Hotspur Football Ground. The project formed a key part of the wider redevelopment plans within the Tottenham Hotspur Stadium complex.

Due to the scale and importance of the site, the works required high levels of precision, safety, and coordination to ensure minimal disruption to ongoing stadium activities and scheduled events.

Scope of Work

CA Drillers were responsible for delivering specialist concrete cutting and demolition services across several structural areas of the site.

The project involved precision saw cutting of approximately 700 linear meters of reinforced concrete. These works were carried out across multiple levels including:

  • Ground floor slabs

  • Lower ground slabs

  • Basement slabs

The structural slabs ranged in depth from 600mm to 1 metre, while the supporting beams measured up to 2.5 metres thick, requiring advanced cutting techniques and specialist equipment to ensure accuracy and structural control.

Project Challenges

One of the most significant challenges of the project was the operational environment of Tottenham Hotspur Stadium. The stadium regularly hosts Premier League matches, European fixtures, concerts, and major events, meaning construction activities had to be carefully coordinated around a busy schedule.

This required meticulous planning, flexible scheduling, and a highly skilled workforce capable of adapting quickly to the availability of work areas.

Techniques & Methods

To deliver the works efficiently and safely, CA Drillers used a combination of advanced concrete cutting methods, including:

  • Track sawing for controlled structural cutting

  • Stitch drilling at corners to prevent overcutting

  • Wire sawing for large structural sections

  • Plunge wire sawing for deep and complex cuts

These precision techniques ensured that structural elements were removed safely without compromising the surrounding structure.

Workforce & Project Delivery

The labour force on the project ranged from 2 to 10 operatives, depending on the release of work areas. On average, up to eight skilled operatives were present on site daily over a 12-week period.

Despite the logistical challenges of working within a live stadium environment, CA Drillers successfully delivered the works on time and within the project programme.

Results

Through careful planning, advanced cutting techniques, and a highly experienced team, CA Drillers successfully completed this complex demolition phase. The works contributed significantly to the enabling stages of the new Tottenham Hotspur hotel development, demonstrating the company’s expertise in delivering large-scale concrete cutting and demolition projects in high-profile environments.
